What we will do. 

The approach we will take is one that we like to adopt for all our projects. Firstly we will come out and visit you. This will usually be on site so we can discuss your project, ideas and any concerns that you may have. No matter the size of project, whether it be a small extension, garage, loft conversion or something a little bigger we will always spend time discussing with you the options that you have. 

We do not charge for this initial consultation and if we feel that we are able to progress your ideas then we will provide you with a letter of intent and fees so that from the outset you know exactly where we all stand. 

If you decide that you want to progress you application then what we will do next is called the concept stage. At this stage we will provide you with a selection of sketches, models, and give you a presentation in which we will try to give you a clear idea of what we hope to achieve. This stage is very informal and creative and is a collaborative process in which we work with clients to achieve the desired solution. 

The next stage would be design, here is where we begin the process towards planning where we do all our research and start to look in more detail at the arrangement of the scheme, layout and plan. 

Finally once the process has been completed, usually and 8-12 week process depending on the complexity of the scheme then we will put the proposal in to planning. 

We can be the agent and follow the application all the way through planning or you can do this process yourselves but this will have been decided at the outset of the project and when the fee was determined.

If you application goes to appeal then we are more than happy to come and have a look at your project and help you with the process of appeal and deliver the project that you desire.

If your planning application is refused by the local authority, then the applicant of the application is able to appeal to a planning inspector. This person will be independent to the local planning authority and will look at the application with a fresh set of eyes. They can agree with you and overturn the council’s decision or agree with the decision that has been made. 

If your permission has been refused and an appeal is not the route you want to take you can also resubmit and application as long  as this is done within 12 months of the original date of the application
